Type of renovation
A full gut-and-rebuild of an existing bathroom, reworked into a modern, transitional walk-in space.
Project overview
The only bathroom in the house, so the job ran on a hard deadline — the family was down to a basement sink until it was back. We took the room to the studs, replaced a section of subfloor that had rotted under the old tub, moved the toilet drain to clear the new shower opening, and rebuilt with a curbless walk-in. Heated floor went in because the room sits over an uninsulated crawlspace and had always been cold.

Questions & answers
The original drain sat where the shower opening needed to go. Shifting it 400mm meant opening the floor and re-sloping a short run of waste pipe, which added about two days and roughly $1,400 to the job.
It needs floor depth to build the slope, and a 1920s joist bay often will not give you that. Here we had the room because the subfloor was coming out anyway. If the floor is staying put, a low curb is usually the cheaper answer.
The rotted subfloor and the drain relocation were both decided after demolition, and together they account for roughly $3,000 of the total. The rest of the job landed close to the original estimate.
